We answer questions about renting

As there are ongoing questions about the deposit, the settlement of utility bills or the termination of a lease, we would like to answer some of these questions. We hope, we can help you with that!

  1. When is my rent due?
    Your rent including operating cost account is due in advance on the 5th of each month.

  2. Why do I have to pay the landlord a deposit as a tenant? Is it allowed to use the deposit for rent arrears?
    The deposit serves the landlord as security for any damage caused by the tenant during the tenancy. For this reason, the tenant is not allowed to bill the deposit with rent arrears.

  3. What should be considered in the case of operating costs billing?
    Because we carefully review each utility bill before submitting it to our tenants, we do most of the billing review. The operating costs include general costs for the building, such as general electricity, community charges and cleaning costs. Of course, we are constantly striving to keep operating costs as low as possible.

  4. When will I receive my operating cost billing?
    Always until 30.6. of the following year.

  5. Why do I have to pay the entire running costs additional payment, although I only recently live in the apartment?
    The legislator stipulates that the person who has to pay the billing result is the tenant of the dwelling at the time the utility bill is due. However, should the billing result in a credit balance, the current tenant will benefit as well.

  6. Who can I contact if I have questions about my operating costs?
    To the responsible property management. The contact can be found at the notice board in your home.

  7. May I as a tenant make changes in the apartment?
    No, as a rule the tenant has to inform the owner or the landlord about changes. He may not carry out any building law or structural changes without the consent of the owner or the landlord.

  8. When can I cancel my apartment?
    In our leases, we always agree on a notice period of 3 months to the last day of the month, whereby new leases can be terminated only after one year. If leases have been taken over by previous owners, different agreements may exist. All information can be found in your rental agreement.

  9. Do I have to paint my apartment when I move out?
    There are clear OGH decisions on this subject, stating that apartments must be painted in principle when changes or unusual wear and tear have been brought about.
