Investment apartments are investment properties which are not occupied by the owner himself, but can be rented for revenue. They represent a medium- up to long-term, and ongoing source of income. The investor is an entrepreneur and saves tax and income tax by tax deductible advertising expenses.

The choice of the right type of investment is of crucial importance in times of low interest rates and large fluctuations on the capital market. Investment apartments provide stability and attractive current incomes.

Real estate, especially in a very attractive central location, is characterized in contrast to investments, by its lasting value and performance. Safety is ensured even in uncertain times by the fiduciary management, and the steady basic need for living. Especially investment properties, medium- or long-term, represent one of the safest and most stable forms of investment. You can profit from your investment properties now or in old age or provide your children a clear head start.

 

The following points must be considered when purchasing an investment apartment:

  • Target group: Garçonnière or two-room apartments are in demand, especially among young people. However, the demand rises for 3-room flats for young couples with high combined income; usually, they do not have enough own resources and will not get a credit in the near future, or want to receive flexibility with rental housing.
  • Optimized space section: Due to the price per square meter, one has to pay attention to a functional layout with the smallest possible total apartment space. 
  • Rent: The rent should be between 500 and 800 € in order to guarantee a quick rental.
  • Facilities: In an investment apartment kitchen and bathroom should be decorated. Parquet or laminate floors are advantageous. The room layout should be functional and flexible. Still, a neutral atmosphere of the apartment is very important.
  • Location: Central city locations, demanded residential districts, and appropriate transport connections and infrastructure, such as educational institutions, are essential criteria for a quick and permanent rental potential.
  • Age: New housing are recommended as an investment apartment, because a pre-tax advantaged purchase is possible. Older homes may have structural defects or be in need of rehabilitation.
