Shell completion at the meeting point Jakomini and Liebenau
210 condominiums and approx. 2,500 m² of commercial space until the end of 2019
The topping-out ceremony of the project “Ost. Wohnen am Stadttor” took place on Thursday afternoon. We celebrated this symbolic act together with our project partner 6B47 Real Estate Investors AG, the mayor of Graz Siegfried Nagl and other political celebrities as well as the construction company Porr. At the border of the district Jakomini, 210 apartments will be built by the fourth quarter of 2019.
On the approx. 1.1 hectare property along the Conrad-von-Hötzendorf-Straße and the Johann-Sebastian-Bach-Gasse four buildings connected by the ground floor zone will be realized. In total, around 10,000 m² of living space and almost 2,500 m² of commercial space will be available after completion. The property for the 5th building Conrad, whose 13-storey tower towers above Conrad-von-Hötzendorf-Strasse, was sold to the GRAWE real estate group in 2017. On the ground floor, grocer Lidl Austria will open its largest store in Styria.
Urban living with underground parking and green oases
Designed by Scherr + Fürnschuss Architekten ZT GmbH, the buildings consist of five or seven storeys. Each of the buildings is assigned the name of the surrounding street. In order to meet the needs of urban urbanites for green oases in a central location, spacious open spaces and green spaces are just as much a concept as a two-storey underground car park with 275 parking spaces. The range of apartments is versatile with two- to four-room condominiums, living areas of approximately 32 to over 100 m² and gardens, terraces or balconies. In addition, there are attractive offers for the use of real estate as a residence for investors.
Satisfied customers and successful sales progress
Of the 210 freehold flats in the four buildings Ulrich, Sebastian, Bertha and Johann, more than 90% were sold before the end of the completion. The leasing of investor apartments has also been successfully started. At present there are still condos from 45 m² available on different floors.
Through the realization of the project, in addition to high-quality living space for around 500 residents, the local infrastructure will be upgraded with a food market directly on the project area. The new design of the forecourt of the building, the Bertha-von-Suttner Platz, with a continuous surface design and further equipment elements, will shed new light on the appearance of the entrance gate into the city.
